Inland Real Estate Exchange Corporation (Inland Exchange) was established in 2001 as a subsidiary of Inland Real Estate Investment Corporation. Inland Exchange was formed to provide replacement properties for people wishing to complete an IRS Section 1031 exchange, in order to defer capital gains tax that may arise from the sales of business/investment property. By exchanging the property for like-kind real estate, property owners may defer their tax and use all of the proceeds for the purchase of a replacement property. Like-kind real estate includes business/investment property, but not the property owner’s primary residence. Section 1031 does not apply to the exchange of stocks, bonds and indirect investments in real estate (through mutual funds or REITs for example).

Inland Exchange also offers opportunities for cash investors looking to invest in quality, multiple-owner real estate.
